GAF Roofing in Glendale, CA | Seacrest Roofing
Seacrest Roofing provides independent GAF roofing inspection, repair, and replacement across Glendale, from the Verdugo foothills to the southern flats. We are not a GAF-authorized dealer, and that is deliberate: we carry seven shingle brands and match the product to your roof, not the other way around. If you own a home or building in Glendale with GAF shingles, underlayment, or flat-roof membrane, we can diagnose the actual problem and fix it correctly. Call (855) 597-2817 for a free estimate.
Why Glendale Residents Choose Us for GAF Service
We handle GAF in Echo Park and across the area every week, which means we know the product lines beyond the brochure. Timberline HDZ and UHDZ shingles, WeatherGuard HP underlayment, Liberty Guard flashing: we know how these components behave after ten years on a Glendale hillside and after twenty years on a flatland apartment roof. That familiarity matters when a repair has to blend into an existing shingle field or tie into original 1920s tile.
Noel Chambers, our owner, grew up in Los Alamitos and learned roofing systems at Cerritos College before spending the better part of two decades on residential and light commercial work across the west side of Orange County. He is the person neighbors call when they want a straight answer about whether a repair will hold or whether it is time to talk replacement. The roof does not care what it looks like on the brochure. It cares about installation.
For Glendale specifically, we offer GAF sales & service with a repair-first mindset. We will tell you exactly what your roof needs and show you every material option that fits.

Common GAF Roofing Problems We Solve in Glendale
- Baked and granule-shedding GAF shingles hidden beneath original clay tile. On hillside streets above the Verdugos in 91202 and 91208, we routinely find GAF Timberline shingles from 1990s re-roofs that have been cooking under lifted clay tile for decades. The tile looks fine from the street. The shingle field beneath it is dust. This is a Glendale-specific failure pattern, and we see it weekly.
- Wind-uplift damage to GAF ridge caps and starter strips on steep foothill homes. Santa Ana gusts hit exposed ridgelines above 91207 and 91208 hard. Ridge caps or starter strips that were nailed off-pattern lift and tear, and once the underlayment is exposed, one heavy winter rain turns a small tear into a ceiling stain. We re-secure to manufacturer spec, not builder habit.
- Cracked flat-roof patches around vents and drains on 1960s apartments. In the flatland corridors of 91204, 91205, and 91206, GAF flat-roof patches fail when ponding water sits overnight and Santa Ana winds drive debris into the drains. We see the same vent and drain flashing failures on aging low-rise buildings across the southern flats. A patch on a sound deck is fine. A patch over rotted decking is not.
- Early curling and oxidation on south-facing GAF shingle slopes. In 91207 and 91208, south-facing roofs with inadequate attic ventilation age visibly faster. Shingles curl at the edges, lose granules, and the color fades unevenly. Often the previous re-roof skipped ventilation upgrades, and no shingle, GAF included, survives that heat load unchanged.
- Failed GAF underlayment under clay tile that looks perfectly intact. The tile is fine. The original 1920s – 40s underlayment beneath it has been gone for years. This is the classic Glendale hillside roof: water works its way under the tile, follows the failing underlayment to the deck, and leaks into the living room. The fix is underlayment replacement, not another tile patch.
GAF Service in Glendale: What Local Conditions Mean for Your Equipment
Glendale’s foothill-to-valley gradient means we work across two entirely different roof failure environments within one city. Above the Verdugo foothills in 91202, 91207, and 91208, homes sit in wildland-urban interface zones where Class A fire-rated roof assemblies are required, but many original 1920s – 40s clay tile roofs have underlayment that expired decades ago. A tile roof that looks intact from the street can be a fire and leak risk that only underlayment replacement solves. Down in the flatlands of 91204, 91205, and 91206, the 1950s – 70s apartment buildings have flat and low-slope roofs where GAF membrane and flashing around vents, drains, and parapet walls takes the beating instead. Ponding water, Santa Ana debris, and occasional intense winter rain expose every shortcut from the original install. Very few neighboring cities combine hillside fire-zone reroofing requirements with dense multi-family flat-roof work in one service area. That mix is Glendale, and it shapes how we stock, diagnose, and repair here.
GAF Models & Products We Service in Glendale
We service Timberline HDZ and UHDZ shingle systems, including full tear-offs, partial repairs, ridge cap replacement, and starter strip correction. We work with GAF WeatherGuard HP underlayment on hillside tile-over-shingle assemblies and on re-roofs where a Class A fire rating is required. For flat and low-slope roofs, we handle GAF membrane patch work around vents, drains, scuppers, and parapet transitions, using compatible GAF or equivalent materials when the deck and drainage are sound.
When parts are needed, we use GAF-branded underlayments, ridge caps, and flashing accessories that match the shingle system. No aftermarket shortcuts. For faster Glendale turnaround, we keep common GAF accessory stock in our local inventory and order model-specific items as the job requires. You will know before work starts what is going on your roof and why.

AfterGAF Service Pricing in Glendale
Roof service pricing in Glendale depends on the scope, the slope, and the material condition. Here are the ranges we typically see for GAF work:
- GAF shingle repair (small, localized): $300 – $800
- Ridge cap or starter strip re-securing (per section): $150 – $500
- GAF underlayment replacement under clay tile (per 10×10 square): $1,200 – $2,500
- Flat-roof patch around a vent or drain (single penetration): $400 – $1,000
- Full GAF Timberline re-roof (per square foot, typical Glendale hillside): $6 – $10
These are line-item ranges, not bids. What drives the cost is whether the deck is sound, whether tile has to be lifted and re-laid, and whether the existing underlayment can be salvaged (usually not, on hillside homes). A free estimate includes the inspection, a written scope of work, and an honest read on repair versus replacement. Call (855) 597-2817 to schedule yours.

FAQs – GAF Roofing in Glendale
My clay tile roof in 91208 looks fine, but my neighbor says the underlayment is probably shot – how can I tell if I need GAF underlayment replacement?
If your home sits on a hillside above the Verdugos and the tile is original, the underlayment is almost certainly expired. The tile outlives the underlayment by decades. Warning signs include ceiling stains after winter rains, granule dust in gutters, and tile that shifts underfoot. We can lift a few tiles in a test area and show you exactly what is underneath before you commit to anything. Call (855) 597-2817 to schedule an inspection.
Why do flat-roof apartments in 91204 keep getting leaks around vents and drains even after patching?
Because the patch was placed over decking that was already wet or rotted. On 1960s flatland buildings, ponding water sits against the flashing, works through the smallest seam, and softens the deck below. A patch on a soft deck lasts a season at best. We cut back until we find sound wood, replace the deck section if needed, and re-flash the penetration properly. That is the repair that holds.
Can you match my existing GAF Timberline shingles if I only need a small repair on a hillside home?
Usually yes. Timberline HDZ and UHDZ lines are still in production, so we can match the color and profile closely. If your shingles have faded from years of sun on a south-facing slope, a section patch will be visible. We will tell you honestly whether a blended repair is worth doing or whether the whole slope should be re-shingled. Your call, with our straight answer.
Is a Class A fire rating required for my roof in the Verdugo foothills?
In most hillside WUI zones above the Verdugos in 91202 and 91208, yes. Class A fire-rated assemblies are required by local code for new roof coverings and major re-roofs. Many original tile roofs predate the requirement and carry expired underlayment that no longer meets the standard. We install GAF WeatherGuard HP and Class A-rated shingles or tile assemblies that comply with current Glendale requirements.
Do you install GAF flat roofing products on mid-century apartment buildings with low-slope roofs?
We do. We handle GAF membrane and flashing work on low-rise apartment buildings across the southern flats, including 91204, 91205, and 91206. We will assess whether the deck and drainage are sound first. If they are, a compatible GAF or equivalent membrane patch is a legitimate repair. If the deck is compromised, we will tell you before any material goes down. Call (855) 597-2817 for a flat-roof assessment.
